Oak Water Ranch originated as a 155 acre parcel  purchased by the current owners in 1999.  An additional +/-  40 acres were added through the aquistion of property to the East which allowed for the lake expansion, and the Quit Claim deed purchase of property that was owned by the Union Pacific Rail Road Company to the South.  The property features wide open level spaces suitable for farming, ranching, agriculture, and/or large scale equestrian facilities. A ridgeline with a 400 ft elevation gain and large upper plateau offers 360 degree panoramic views. But most prominently is the private lake measuring 2000 ft long and 300 ft wide at it's narrowest point making it suitable for the AWSA approved slalom water ski buoy course. Wakeboarding, wakesurfing and anything behind the boat is easily enjoyed. The cement boat ramp makes launching your favorite boat a breeze. The 50 ft Brock Decking dock and floating dock make catching a thriving population of large mouth bass, blue gill, and catfish easy for the kids! And of course the famous Calaveras Bull Frogs will lull you to sleep at night lakeside.  The 850 ft long dam is legally registed with the State of CA, and the property's title includes water rights.  There are two functioning wells on the property, one for household water and irrigation and the other for open discharge into the lake.  The lake was expanded in 2002 for addtional length to accomodate water sports, and varies in depth from 30 ft  at the West end (near the dam) to 10 ft at the East end where the expansion took place.  The lake's water level can drop up to 4 ft during the course of a summer depending on weather conditions, but this can be reduced to a 1 ft drop by pumping from the open discharge well.  Wildlife abounds on the property which includes ducks, geese, turkeys, dove, quail, rabbits and the more occasional deer and coyote.  There are four structures on the property including a 2500 sq ft home with attached garage, detached oversized garage/shop,  lower garage/boat house, and well enclosure with a hot shower near the lake.
